Why this works

Marketing is the part most agents skip

Listing a home puts it on the MLS and waits for someone else to bring a buyer. That is where most of the business stops. The homes that sell for more are the ones that get shown to the right people, in the right places, before the sign ever goes up.

How buyers actually find you

Relevancy, recency, proximity

Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.

Relevancy
Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
Recency
Kept current. Market conditions from eighteen months ago are not information, they are decoration.
Proximity
Specific to the street, not the county. Salt Lake City, Sugar House, East Bench, Emigration Canyon and the neighborhoods inside them.

Position. Impact. Conversion.

The E.P.I.C. framework

Four pillars on every home we take. Not a checklist of things agents are supposed to do, an argument for why your home ends up being the obvious choice on the market.

  1. Equity

Not a CMA. Where you actually stand in the data market, the negotiation market, and the buyer's mind, so you are leading the market instead of reacting to it.

  2. Presentation

Perception creates value, so we control the narrative. Photography, video and copy engineered before anything goes public, for a buyer deciding with their thumb.

  3. Impact

We do not just market, we dominate. Targeted campaigns that put your home in front of thousands who were not searching yet, instead of hoping the MLS does the work.

  4. Campaign

You do not list a home, you launch it. Pre-launch buzz, a timed calendar, and offer sequencing, because the first week is the week you never get back.

9 areas. 7 situations. One person who has done all of it before.

What clients say

Real reviews from real clients

“I have bought and sold dozens of properties over my life and Delia was a delight. She was professional, on top of everything and a fantastic negotiator. She was a great liaison with the seller and the worst lender I have ever had to work with. She went out of her way to make buying a property in another state as easy and efficient as possible. I would recommend her to everyone.”

– Greg W.

“Most helpful in finding the properties fitting my parameters. Once I decided which one, the process of buying was made clear and simple. I highly recommend Delia. I couldn't be happier!”

– Martin D.

“Delia was great!!! She made the entire process seem so easy, always keeping us updated with every single change through out the entire process. She help get us into a beautiful home and our family is very grateful.”

How Do I Choose Where to Live Next?

Start with how you want your days to look, and then pick the kind of home that fits them: a condo, a townhome, a single-level home, a 55-and-older community, a place near family, or a rental for a while. Then decide how the purchase fits with your sale.

How Long Do I Have to Move Out After Closing?

You have as long as your purchase contract says. In a Utah REPC, you and the buyer agree on possession, either when the deed is recorded or a set number of hours or days after that, and if you need longer, it is usually set up in a separate written agreement.

What Happens on Closing Day When I'm Selling?

You sign the final papers with the title company, often at a different time than the buyer. Then the buyer's loan money arrives and the deed is recorded with the county, and once it records, the house is sold and the title company sends you your money.

What Can Go Wrong Between Contract and Closing?

The most common problems are the buyer's loan, a low appraisal, the inspection, and title surprises in the public records. Most of them can be worked out when someone catches them early and acts before the next deadline in your contract.

2026-10-20 · 6 min read

What Happens If the Appraisal Comes in Low?

The buyer's lender will only lend based on the appraised value, so a low appraisal leaves a gap between that value and your price. You and the buyer then work it out: lower the price, have the buyer cover the gap, meet in the middle, or ask the lender to take a second look, and if the contract allows it, the buyer may be able to cancel.

How Do I Compare Two Offers on My House?

Compare what each offer leaves you with and how likely it is to close, not just the price at the top. Look at how the buyer is paying, what happens if the appraisal comes in low, how long the buyer has to back out, the settlement date, when you hand over the keys, and any money the buyer asks you to pay toward their costs.

What If My House Isn't Getting Offers?

Find the reason before you change anything. Plenty of showings with no offers usually points to the price or the condition. Very few showings usually points to the price or the photos. Once you know which, the next step is much clearer.

How Do Showings Work When I Still Live in My House?

A buyer's agent asks for a time, you approve it, and you leave while they are there. A short routine each morning keeps the house ready, and a plan for pets, valuables, and where you will go makes the busy weeks much easier.

Why Does the First Week on the Market Matter So Much?

The first week is when your home gets the most attention it will ever get. Every agent watching your neighborhood and every buyer with a saved search sees it right away, so the price, the photos, and the house need to be ready before the listing goes live.

Should I Get My Own Home Inspection Before I List?

Sometimes. A pre-listing inspection removes surprises and gives you time to get bids. But it costs money, the buyer will still hire their own inspector, and what you learn you may need to disclose. For many sellers, a careful walk-through is the better first step.

Who We Are

Delia Bayna is a REALTOR®, SRES® (Seniors Real Estate Specialist), and ABR® (Accredited Buyer's Representative) working in Salt Lake City and Davis County. She spent 18 years as an educator before earning her real estate license in 2020, and that background still shapes the way she works. Her own words: "I am the teacher and advisor, but ultimately the decision is theirs."

Delia works with two kinds of clients most often: downsizers and empty nesters moving out of the house they raised their family in, and buyers, including first-time buyers and small investors, who want someone who will tell them the truth about a deal instead of just closing it. Every active client gets a personal update every Friday, whether there is news or not, so nobody has to wonder where things stand. Learn more about Delia or see how she approaches every transaction.

Areas We Serve

Delia's business is centered in Salt Lake City, particularly the Avenues, Capitol Hill, Sugar House, the East Bench, Emigration Canyon, and the area around the University of Utah. She also works North Salt Lake.

Outside Salt Lake City and North Salt Lake, Delia refers clients to an agent who knows that market the way she knows hers, rather than guessing at local knowledge she does not have.

How We Market Homes

Selling a home takes more than a sign in the yard. Delia prices every listing using real, current comparable sales, never a guess, and pairs that with professional photography, video, and digital marketing aimed at the buyers most likely to want that specific home.

What sets the process apart is what happens after the listing goes live. Every seller hears from Delia every Friday, by call or email, for as long as the home is on the market. That is not a reminder Delia keeps in mind when things get busy. It is a fixed schedule, and it means a seller never has to wonder whether their agent is still working on their behalf. See the full approach on the how we sell a home page.

Proof: Results You Can Point To

Delia taught school for 18 years before she sold her first home, and she runs her business the same way. Every client learns what is happening and why, every Friday, until it is done. She holds the SRES® and ABR® designations, earned on purpose rather than collected for the letters. Clients who have worked with her say the same two things: she kept them informed, and she made it make sense. Two of them have already come back to work with her again.

One client, Greg W., put it this way after buying a home in another state with Delia's help: "I have bought and sold dozens of properties over my life and Delia was a delight. She was professional, on top of everything and a fantastic negotiator." Read more about her background and approach on her profile.

Start Here, Buyer or Seller

If you are thinking about selling, start with what selling looks like with Delia, including help downsizing out of a longtime home or with a sale under financial pressure.

If you are buying, start with buyer representation, whether that is your first home or an investment property. You can also browse Delia's current listings or get in touch to talk through your situation.
